The Lot or The Builder - Which Comes First?

Once you’ve decided to build a custom home, you’ll have many more important decisions ahead of you. Some of the first decisions you’ll make involve choosing a lot and choosing a builder.

So do you find the lot and then hire a builder, or vice versa?

It’s a common question and the answer is... There is no right answer.

Here, we’ll look at both options to help you make another decision, as to which one is right for you.

Choose the lot first

For many, location is everything. Some want to be near the water while others want amenities within walking distance or schools nearby. Whatever’s on your wish list, you’ve likely already scoped out a few select neighborhoods. If you find a property that you feel is the property, that’s fantastic. You don’t want it to get scooped up by someone else, so what should you do?

If you’ve already researched builders and you’re close to narrowing down your selection, you could place an offer contingent on a builder’s review. This will allow for a proper assessment of the site, especially if you have a particular style of house you’re set on building.

If you’re nowhere near finding a builder and you don’t want to pass this opportunity up, or if you already own a lot you intend to build on, then bring your builder to the site as soon as possible after hiring them. Your builder will need to see the site conditions in person before proceeding with your house plans.

Choose the builder first

You know who’s building your home, you just don’t know where yet. This works best if you also have a clear vision of the style you want your future home to be.  Your builder can tell you what to look for and what to avoid in your search for a lot, and confirm whether your plans will work before you sign the sale papers.

Your builder may even have property available for you to build with them, making the process smooth and stress free.

Whatever you decide, your builder will work with you to ensure your dream home is built on your dream lot.
